21st July 2014 HOME OWNERS & LANDLORDS BEWARE! Constant denial, incapability of admitting to a fault and attempt to use deceiving evidence (details to follow below) to conceal the fact seem to be at the centre of their business principle and practices.
DO NOT use them unless you want your property to be damaged, and your neighbour's, and turn your neighbours into your enemy!
My next door is tenanted and managed by B&T Takapuna. Contractors hired by the property manager waterblasted the boundary fence causing damage on my side, breaking a bottom wooden piece and knocking several other pieces out of alignment and off the support beams + badly soiling my tenant's washing (which was put out over the washing line that is attached to the fence on my side) which was in sight as it is a trellis fence.
I asked for repair for the damage caused (as I would and should do), however, this has not taken place to date (over a month passed) despite dozens of emails and letters sent from myself and the Body Corp, as the property manager is constantly refusing to take responsibility for the full damage caused. Will need to take this to the Disputes Tribunal now after having wasted personal time and energy.
BTW when I inquired for a rent appraisal for my property a year ago, they gave an estimate that was significantly lower than the market rent. I ended up renting it out myself and I managed to get over $100 more than what they said (and this was still lower than the market rent). So they won't help you with your profit either.
The property manager even tried to pass a photo as evidence that the bottom piece was already missing even BEFORE the waterblasting, saying that the photo was taken from a prior inspection. It turns out that it was taken shortly AFTER the waterblasting, as indicated by its file properties (which can be easily checked by: right click > Properties > Details tab - yep, she was stupid enough not to check these out when she was falsely accusing me for asking for a repair for damage that never happened!). And no, not a single word of apology from the property manager received to date. She is clearly one of the most impudent, unprofessional and presumptuous individual I have ever had to deal with.
