22nd November 2011 I have recently used the NZ House Inspection Company for a property I was selling. The inspection report was extremely useful to me as it helped me to present my house for the market. I found the service to be professional and prompt. The inspection was carried out the day after I contacted the company and I received an electronic report the same day. I will certainly use them again when I am purchasing my next property.
The standard house inspection report will document the condition of the foundations, structure, exterior, roof, plumbing, electrical, interior, insulation/ventilation, security, and pests.
Random moisture testing is done around windows and doors with a moisture metre, so this will be documented. The condition of major problem areas of the house such as under the floor, and the ceiling space will also be itemised. Not only that, you'll get photos demonstrating the problem areas included in your report.
At the end of the report is a Certificate of Inspection. This shows that the inspection has been carried out under NZ Property Standard Guidelines. The report is so comprehensive and jammed packed full of information that you don't even need to view the property to make a decision.
This safeguards you if you are buying from overseas and can't view the property yourself. The report will help guide you in making a decision whether the property is safe to purchase and worth the amount of investment you're putting into it.
The report can also be used as a negotiating tool to make sure you don't pour too much money into a home that is going to require a lot of expensive work done on it.
Our building inspectors will be able to offer you the best advice based on years of experience in the industry which will help you in deciding how best to spend your money.
Are you worried as a home seller what the process of selling your home may unveil or that the buyer is going to ask you awkward questions later on down the line? A house inspection report does not just benefit the buyer; vendors can increase their ability to sell their home by using this service too.
Consider this; you are trying to sell your home and a problem is discovered just prior to the unconditional stage. Not only do you then lose your sale, you may also lose the home you were intending to buy, money, etc. With an inspection report, you can present this to a buyer and it shows that you have
