The first thing to be done is for me to have a walk through of your property. I will be looking at your home as a potential buyer would, and will then prepare a report on the positive and negative aspects that will affect the sale of your house. I can get all relevant details for the preparation of your sales brochure at the same time. At this meeting we can arrange a time when the natural light shows your property at its best, for the image work to be done.

The 360 degree Interactive Virtual Tour:

This really is the star of the show and is the ultimate way to showcase your property. What it means is that you can have an OPEN HOME 24/7. People can view each room in turn, zoom in and out, and look up and down (if you have not seen a Virtual Tour before, then please visit the website). The tour will get advertised on your website listings and in your brochure and on your custom made "For Sale Sign". This one feature alone can sell your house. Think about how your buyer can have their interest aroused and how they will stay interested, they can show family and friends, even their bank manager! Any one in the World can look round your home, and obviously only those who are genuinely interested in buying will come to have an actual viewing, saving you hours of wasted time and inconvenience.

Photo Tour:

These are the digital images that will be used on your website listings. You cannot underestimate the importance of quality images in the professional presentation of your property. I use the latest imaging software to make sure those images are the best that they can be.

After all you can refine your search to the area in which you want to live, and then look at all the properties available. This process is of course much quicker than trawling through a newspaper trying to find a house in your chosen area. So with this in mind I think you will agree it makes sense to have your house on a website that people actually look at and therefore I place your house on TRADE ME, FINDA and SEARCH 4HOMES these sites attract over 400,000 visitors each week, both sites have dedicated Real Estate Sections that are easily searched, they advertise and are right up there in the search engine rankings. You have to admit that is huge exposure.

For Sale Sign:

This has always been a vital tool and always will be. It is a fact that most people like to "cruise" an area that they want to live in looking for houses that are for sale.I will supply you with a custom made sign that will feature a photo of your house, a description, the Virtual Tour details and your contact details. Just imagine the head start your property will have over others in the area when a buyer can see your sign, pick up a leaflet and can then view your property via the Virtual Tour within minutes. No inconvenient knocks on the door but you have a viewing already!

Advertising Cards x 20:

I think you will agree that the best place for an advertising card, is where the most people possible will see them! and that place is supermarkets. Thousands of people see those advertising cards each week. Your cards will be custom made with a picture of your house on them so that they stand out from the crowd. Again this is cost effective advertising that gains massive exposure for your property. It will take you a couple of hours to drive round all the supermarkets, time well spent indeed.

I will also include the book by Catriona Maclenan "Home Truths". It is 200 pages packed with all the information that you need to really give you the confidence that you can easily sell your own home. I will also include a Sale Agreement form so that you can familiarise yourself with the small print it contains.
