The standard house inspection report will document the condition of the foundations structure, exterior, roof, plumbing, electrical, interior, insulation/ventilation, security, and pests.
Random moisture testing is done around windows and doors with a moisture metre, so this will be documented. The condition of major problem areas of the house such as under the floor, and the ceiling space will also be itemised. Great service all round. I called NZHIC on a Thursday lunchtime and Barry Marsh went around the property on the same day. I had a very comprehensive report back to me the same afternoon with photographs and details of all aspects of the house! I had also applied for the council report service and this was with me the following day. Once I had read the report and digested its findings I called Barry up and talked over the various issues that he had raised so that I was in a much better position to go back to the vendor to ask for contributions to the work that was needed.
